As a design/build firm we can provide you, our customer, with all the services you expect and need . . . and more: from locating a desirable lot and establishing the perfect house design to moving in furniture and final interior decorating.

For example, we can build on your lot or we can assist you in acquiring a lot.  Through our company’s Maple Avenue Realty and our in-house broker, Ric Galarneau, we have access to every lot as well as expanses of potential estate acreage included in the region’s Multiple Listing Service.

We can build with your architectural plans or from one of hundreds of plans within our design portfolio, or we can provide all the professional skills to create a truly unique custom design just for you.

The process begins when we meet to determine your needs and wishes.  Possible sites are discussed and interaction over a period of time results in design drawings that can be carried out within your stated budget.  We then develop a cost estimate based on a full “material and labor take-off” based on the drawings.  The drawings are sent to many of our subcontractors and suppliers to get current, firm pricing.

Once the cost estimate is complete we assemble a detailed proposal that fully describes the scope of work and materials that will be used.  Thus, no unwanted surprises!

Once construction begins you can expect to have continued close personal interaction with at least one of the Galarneaus (Lou, Ric or Josh) through and beyond the completion of your project.

Early on after we have reached a contractual agreement, you will be guided by Lou, Ric or Josh in making your “selections.”  You will be provided with a list of our suppliers so you can choose everything from flooring to ceiling fixtures, from cabinetry to plumbing fixtures, from tile to paint colors.  But, as a totally custom builder we do not lock you into any one supplier.  If you want it and it can be located, we will acquire it!

Unlike some builders, we encourage regular guided site visits.  If you have questions we want to answer them promptly.  If you see something that you wish changed we will strive to ensure that you get exactly what you want.
